Hi Kim, we’re glad you like the site. You’ve asked a really good question. We recommend keeping a consistent pricing structure no matter what the area. Some painting contractors will try to raise their price if the area is very affluent, but if you have a consistent estimating system, the pricing should take care of itself. More affluent areas usually have larger houses, so your pricing is already going to be higher when considering the job size. You shouldn’t price based on what the area is, but rather, what do you need to charge to make your target profit margin. House Painting Broomfield Colorado
We made 1 coat a default option, as that is what most quotes are based on. However, we strongly recommend that you do 2 coats, when painting your home. While it ads about 30% to the total cost, your 2-coat paint job should last twice as long as single coat, at a fraction of the cost. This means that instead of painting your home again in 5 years, you will need to do it again in 9-10 years! House Painting Broomfield CO
I’ve got approx 1,500 sq ft house to paint. All trim is stained wood with poly, trim is to be sanded, primed n painted gloss white with 12 interior doors. 4 inch crown as well throughout. Minor drywall repair also. I need the work right now so I’m trying to bid the job so I get it but not leave too much money on the table. I’m thinking about 1,750 to do the job…labor only. Any help?
Hi Jose I’m glad you like the blog. Unfortunately we don’t really do estimates for people. We offer advice (based on our own extensive experience with estimating) that can help guide you to a fair bid for both you and the homeowner. I don’t know what the price would be on your specific example, but I DO know that old wooden trimmed windows take a LONG time to prep and paint correctly. And I also know that going from a dark wood color to a white color can take 3 or 4 coats. Plus it depends if you’re switching finishes, oil to acrylic or vice versa, because you might need to apply a stain blocking primer before you even apply paint. Based on your example, I would estimate for extensive time on this job. House Painting Broomfield CO
Homeowners report that painting a home’s exterior costs an average of $2,926 with a typical range between $1,735 and $4,122. The average price per square foot ranges from $0.50 to $3.50 depending on your location, condition of your exterior and accessibility. Stucco and brick cost an average of $1 per square foot more than vinyl or wood. The average 2,500 square feet home costs an average of $4,000, though it can range from $1,250 to $8,750. Step 6: House Difficulty or job complexity identify how cut up or straight your house is, and may also include ease of access, existence of dormers / towers, random crown moldings, and other decorative wood, etc. Most cape / ranch / raised ranch and colonial homes with typical geometry and relatively easy access should be classified as simple or medium difficulty. Hi Cory, one of the biggest problem painters have is not being able to sell their own value. Our prices are usually the highest YET we have the highest closing/sales rate. If you don’t sell the value of your paint job or educate the customer why your price is higher, your bid looks the same as someone who’s lowballing. The customer is not going to know much about the importance of prep or using good materials until you educate them. Then they will prefer your higher price, knowing that the quality in your work is higher. House Painting Broomfield CO
