You’ll spend between $500 and $3,000 or $1 to $3.50 per square foot to paint concrete. However, expect to pay $2 to $7 per square foot since concrete almost always needs a coat of primer first. Double that price if the concrete requires stripping. Concrete is porous. Sealing it not only helps blend foundations and walls with your home’s aesthetic, but also seals it against water. Repairing or resurfacing concrete costs $300 to $500 for every 100 square feet. Broomfield House Painting
Hi, I have a house that I’m bidding on, it’s huge about 12.000 sq ft of wall space and 20 -24 ft ceilings many holes to patch from pictures being hung ,that’s just the main, there is also a 3 room in law . The nice part its all going to be one color, off white so spraying is the way to go just have to mask the windows. The outside is mostly vinyl siding so power washing will do but it is 3 floors and has some wood trim that needs to be addressed. Nice part no sanding on inside or out just a little scraping. If I use your formula for pricing looks like about 25 k .Does this sound in the ball park? House Painting Broomfield CO
Our second recommendation is to have quality prep work and 2 coats of paint done. While it will cost 30-40% more upfront, you will have to pay that one time, and it will last 10 years or more. If you do not do these two items, your paint job may last 3-4 years, and you will have to pay even more second time around, as by then, your wood siding will have even more rot, so the prep work and rot repair will cost even more, on the second round.
Homeowners report that painting a home’s exterior costs an average of $2,926 with a typical range between $1,735 and $4,122. The average price per square foot ranges from $0.50 to $3.50 depending on your location, condition of your exterior and accessibility. Stucco and brick cost an average of $1 per square foot more than vinyl or wood. The average 2,500 square feet home costs an average of $4,000, though it can range from $1,250 to $8,750. In July of this year a ***** window screen was damaged and disposed while Prism House was painting our home. The owner agreed to replace the screen but they first tried making it themselves. Unfortunately however, this screen is so ill fitting and poorly made that it won't even stay in place without duck tape. The owner was made aware of the situation and agreed to order an exact replacement from *****. After no follow through by Prism House, I worked with ***** and then forwarded the order forms/information to them in earlier September. At this time, the owner said he would order the screen. No screen has been ordered and Prism House remains unresponsive. The second issue that I am looking to resolve is one of moisture bubbles that appeared on our side door - as soon as the exterior painting was considered complete. I have reached out the Prism House Painting repeatedly via phone, email and text message regarding both of these issues.…Read More Broomfield House Painting
Our number one suggestion, is to hire a LOCAL small-to-medium size, owner operated painting contractor! These painters will give you the best quality at reasonable prices! Big contractors ALWAYS hire sub-contractors (your local painters) and you end up paying the Local Price + Big Company Overhead & Profit + Salesperson’s Commission, which is typically 100% more that you would otherwise pay to the local owner-run outfit. Hi Mensah, we see all ranges of pricing for exterior house painting, but usually the pricing falls between $1.00 – $1.50 per square foot. Which means the price would roughly be $2,500 – $3,750. Please keep in mind that prep-work and other factors play a huge role in the cost. Also the quality of materials, ladder placements, drastic color changes etc.

Hi Chandler, This is such a great blog. I have spent some time reading the comments and find it so interesting. While reading the request from some people i kept thinking is there some way i can help. I myself have been painting and plastering over 26 years and have gained a lot of knowledge in my time. Over the last 12 years i have concentrated my efforts on Scoping measuring and quoting. Over that time i have designed a program that can measure labour, material, travel, margin etc. Weather it be interior, exterior painting or plastering anything realy. I am from New Zealand. We measure in Metric and Liters not imperial and gallons. This is not a problem as i can easily change the formulas to give me the correct measurements. The price of paint and materials are alot different in New Zealand too, but not to worry as i can also change the formulars in the forward costing tab so were reading from the same page. Please let me know if i can help and please delete if this is not the place for me to inquire. Broomfield House Painting
Whether you decide to do the preparation work yourself or have a professional do it as part of your project, proper preparation makes all the difference in creating a smooth and lasting finish. Do it correctly the first time or you’ll quickly end up spending more to fix peeling and chipping paint. Follow this process before starting on your home's exterior. Keep in mind that the process may vary based on your siding materials: Broomfield Home Painting
A thorough scrubbing is a must before painting any exterior surface. It removes the dirt and broken-down paint residues that keep fresh coats from adhering and gets rid of mildew that grows on paint in all but the most arid climates. Most contractors clean with pressure washers, but in the hands of someone unfamiliar with the equipment, these can gouge wood, shatter glass, and drive water behind siding and trim. Using a hose, a pump sprayer, and a scrub brush is slower but safer, and just as effective. House Painting Broomfield CO
Hi Kim, we’re glad you like the site. You’ve asked a really good question. We recommend keeping a consistent pricing structure no matter what the area. Some painting contractors will try to raise their price if the area is very affluent, but if you have a consistent estimating system, the pricing should take care of itself. More affluent areas usually have larger houses, so your pricing is already going to be higher when considering the job size. You shouldn’t price based on what the area is, but rather, what do you need to charge to make your target profit margin. Broomfield House Painting
Hi Jose I’m glad you like the blog. Unfortunately we don’t really do estimates for people. We offer advice (based on our own extensive experience with estimating) that can help guide you to a fair bid for both you and the homeowner. I don’t know what the price would be on your specific example, but I DO know that old wooden trimmed windows take a LONG time to prep and paint correctly. And I also know that going from a dark wood color to a white color can take 3 or 4 coats. Plus it depends if you’re switching finishes, oil to acrylic or vice versa, because you might need to apply a stain blocking primer before you even apply paint. Based on your example, I would estimate for extensive time on this job. House Painting Broomfield CO
You might pay an additional $1 to $5 per square foot for optional repairs and updates. Consider having your molding, trim and baseboards checked while you have a professional in your home. This might be a good time to upgrade or repair any cracks, warps or other issues. Pros can usually touch up or replace these items for an affordable rate, and they may even package such fixups with your project.
When you say trim for an interior paint job are you including the interior doors? I usally charge $25 a side, unless damaged, then it’s $50 a side in addition to the trimwork. Also, I think your calculations for paint needed for new construction are a little low, we just completed a 1550 sq ft house with a couple coats of PVA on the ceinlings & walls, that required 35 gallons of wall/ceiling paint-same [email protected] $20.50 a gallon, and 7 gallons of a waterborne alkyd hybrid for the trim & doors @ $50 a gallon, and a gallon for a fireplace & accent wall color, a couple gallons of primer and 22 tubes of caulk, for a total of about $1450 for paint & supplies. We spray ceilings & trim, and cut & roll walls.

So I have an odd question. Ive been painting for years but this is the first time I have run into this issue. I have a client who has some concrete block walls in his basement he wants painted. The issue is that the walls do not complete a room so there is no way to calculate the square footage as a footprint. However the total wall length is 140 feet by 8 feet high. So how do i calculate labor since I can’t determine the square footage of a room? Do I use the square footage of the surface area of the walls at 140 feet long X 8 feet high? And if so what do I charge per square foot for the surface area? Again this only labor, the client will be buying the block sealer/primer and paint. For a reference, if I was painting a 400 square foot room I would charge 2 dollars a square foot labor. So based off of what I charge using the square footage of the footprint of a room how do I determine what to charge when I cant calculate by the footprint of the room? Broomfield Home Painting
Good day. Stumbled on your site and spent some time reading. Great information. I’ve been applying coatings for some time now, but after that time still hit a stumbling block when putting together estimates for exterior work when doing brick homes that require doors, and the trim package. I’ve got a 4,000 sq ft ranch and has one high side where the driveway slopes down to a garage. Is everyone running linear feet pricing nowadays for fascia, soffit, and dentil moulding? I know different markets will have different tolerances. Trying to soundboard to see what most exterior guys are doing now. We’ve been indoors for some time now and branching back to more exterior work. Appreciate any advice and feedback. Thanks! Broomfield House Painting

this site has been a real treasure of information for me . The best thing you did for me is cause me to awaken to the grand idea of subcontracting my work instead of doing it myself. I didnt know how i could ever save enough money for a van, equipment, insurance etc.etc. and not tomention my lack of experience . I love to paint but i’d much rather someone else more expereinced than me do it .What was I thinking ?
O'Neil patches shallow holes and divots with Ready Patch because it dries fast, sands smooth, and stays flexible. Deep cracks and rotten spots are best repaired with two-step epoxies, such as those made by Advanced Repair Technology. (For a step-by-step instructions, see Repairing Rot with Epoxy.) The days of using polyester auto-body fillers on wood are over. "They cure too hard," says Portland, Oregon–based painting contractor Kathleen George. "They look good at first, but then they peel away." House Painting Broomfield CO

hey there, i’ve been painting for years working for a guy who ripped us off at any given moment… but thats another story. anyway, long story short me and my friend are starting up our own business and have not done any estimating before. thanks so much for putting up this great info. i just have a question about where you say square footage. it says 1500 square feet you would charge 1800-3000. my question is, would that be total square footage of the house or wall sqaure footage? I just went to check out a house today that was 1900 square feet that had two bedrooms, two baths, 2 walk in closets and a laundry room and an electrical room with a open concept kitchen living area, with 12 foot ceilings throughout most of the house. so there is alot of walls is what im getting at. not looking for what you would estimate for the house, just wondering if you are taking the square footage of the entire house or the walls? hope to hear from you soon! and thanks again for all the info you already helped us with Broomfield House Painting
Hi Chandler my name is Kevin. I’ve been painting for quite some time now but the bidding thing is new to me. I did learn kind of a cool trick for bidding exterior jobs though. This guy I used to work for told me count the number of openings on the house ( windows, doors, garage doors etc.) take that number and multiply it by $250.00. After you get that figure add mark-up. thanks for all the tips in this article. very helpful. Feel free to e-mail me any helpful advice.

Hello I been reading your blog. Filled with great information thank you. I have a question. I have been doing projects for these people for some time. I do a lot of carpentry and painting. They want me to do their interior painting. 1 problem they are planing on retiring and selling the home. It is in great shape, but the wife wanted to paint every room in the 2100 sq foot home. They got a price of $14,000 from 1 painter. I spoke to them and told them the paint and walls for the most part are in good shape and they will not get the money back when they sell for painting. I recommended doing what really needs to be done. I know why did I talk them out of a good money job , I am honest thats why. Problem is the base molding being 8′ with quarter round on a wood floor throughout and all the window casings, doors and door casings need painting. Plus a wall over fireplace a full bedroom ceiling walls closet.Bathroom wall entry from garage room. but all base molding on lower floor and half on upper floor needs to be prep sanded and painted. I will be using epoxy to fill some areas and 2 doors need to come off and work in garage due to large cracks. How do I price such a job that is so spaced out? Please help me I am lost for a price and need the work but don’t want to give it away. Thank you jim
Very nice blog. Pretty good information. BTW, how do you estimate the equipment cost for a painting project? You might have spray machines bought 3 years ago or may be renting such machines. So how much equipment cost will you charge for a given project? Also how about the overhead cost – like insurance, rent, ad, vehicle, utility, salary…etc… ? How do you figure out how much overhead cost to be charged on a given painting project? House Painting Broomfield Colorado
