When you say trim for an interior paint job are you including the interior doors? I usally charge $25 a side, unless damaged, then it’s $50 a side in addition to the trimwork. Also, I think your calculations for paint needed for new construction are a little low, we just completed a 1550 sq ft house with a couple coats of PVA on the ceinlings & walls, that required 35 gallons of wall/ceiling paint-same [email protected] $20.50 a gallon, and 7 gallons of a waterborne alkyd hybrid for the trim & doors @ $50 a gallon, and a gallon for a fireplace & accent wall color, a couple gallons of primer and 22 tubes of caulk, for a total of about $1450 for paint & supplies. Hi, I have a house that I’m bidding on, it’s huge about 12.000 sq ft of wall space and 20 -24 ft ceilings many holes to patch from pictures being hung ,that’s just the main, there is also a 3 room in law . The nice part its all going to be one color, off white so spraying is the way to go just have to mask the windows.The outside is mostly vinyl siding so power washing will do but it is 3 floors and has some wood trim that needs to be addressed. Nice part no sanding on inside or out just a little scraping.If I use your formula for pricing looks like about 25 k .Does this sound in the ball park?
So I have an odd question. Ive been painting for years but this is the first time I have run into this issue. I have a client who has some concrete block walls in his basement he wants painted. The issue is that the walls do not complete a room so there is no way to calculate the square footage as a footprint. However the total wall length is 140 feet by 8 feet high. So how do i calculate labor since I can’t determine the square footage of a room? Do I use the square footage of the surface area of the walls at 140 feet long X 8 feet high? And if so what do I charge per square foot for the surface area? Again this only labor, the client will be buying the block sealer/primer and paint. For a reference, if I was painting a 400 square foot room I would charge 2 dollars a square foot labor. So based off of what I charge using the square footage of the footprint of a room how do I determine what to charge when I cant calculate by the footprint of the room? Broomfield Home Painting
Ceramic paint/coating is more of a gimmick (costing 3-4 times more than conventional paint job), marketed by national brands and local “premium” painting contractors. There has been no real testing done, to verify that Ceramic paint is in fact “lifetime”. Additionally, ceramic painting contractors define “lifetime” as it is beneficial to them, when WHEN a ceramic coating fails, these companies blame the homeowners for “lack of care and preventative maintenance”, and in many cases, refuse to do any warranty work.
Hi Dan, your pricing is definitely going to be on the high end of our pricing tables. Trimming tudor-style jobs can take a long time, especially if you’re cutting in near the body color (painting 3 sides of the trim instead of just the front). The color change is going to increase time even more because you might have to go over the trim a couple times by hand just to cover. I would bid high on this job.
Our number one suggestion, is to hire a LOCAL small-to-medium size, owner operated painting contractor! These painters will give you the best quality at reasonable prices! Big contractors ALWAYS hire sub-contractors (your local painters) and you end up paying the Local Price + Big Company Overhead & Profit + Salesperson’s Commission, which is typically 100% more that you would otherwise pay to the local owner-run outfit.

Hi Kadie, when it’s sort of a piecemeal job like you’ve listed, we recommend bringing your head painter to help estimate. Your foreman, or most experienced painter can tell you how long each item will take. For example: Sanding and Painting 6 doors = 4 hours. 3 window shutters = 1.5 hours etc. After itemizing everything with your painter you’ll get a labor total, like 25 hours. And then charge an amount per hour that includes hourly labor, materials and your profit margin. Lets say all your items take 25 hours and you charge $60 per hour (includes labor, paint, and your markup). You would bill the customer 25x$60 = $1,500. This estimating process is recommended when there are many scattered things to be painted and it’s not just a full repaint. Hopefully this helps, Kadie.
