Hello, I am a project manager with Fields Construction Company based in Hoboken, NJ. We are in the process of compiling a list of bidders for a job we have been awarded in Stamford, CT. The building is a 648-unit apartment building on 5 floors over transfer slabs, with 11 buildings over 1 common shared parking garage and garage entrances on 2 street facades. It is a wood framed building that will feature a café, leasing area, fitness center and landscaped courtyard, among other elements. We are looking for painting contractors who consistently perform work in the area and would be able to handle a job of this size and nature. Hi Cindy, new construction can be difficult because often times nothing is caulked or primed. We recommend charging at least 30% more when doing new construction. If your typical rate is $1.50 per square foot, on new construction we’d recommend charging $2.00 per square foot. You will save some money by having them buy the paint, but paint is usually only 10-15% of the job cost. Builders don’t usually pay much for house painting, so it is recommended you meet with the builder or construction company in person to agree on a final price. Broomfield House Painting
Hi Jose I’m glad you like the blog. Unfortunately we don’t really do estimates for people. We offer advice (based on our own extensive experience with estimating) that can help guide you to a fair bid for both you and the homeowner. I don’t know what the price would be on your specific example, but I DO know that old wooden trimmed windows take a LONG time to prep and paint correctly. And I also know that going from a dark wood color to a white color can take 3 or 4 coats. Plus it depends if you’re switching finishes, oil to acrylic or vice versa, because you might need to apply a stain blocking primer before you even apply paint. We made 1 coat a default option, as that is what most quotes are based on. However, we strongly recommend that you do 2 coats, when painting your home. While it ads about 30% to the total cost, your 2-coat paint job should last twice as long as single coat, at a fraction of the cost. This means that instead of painting your home again in 5 years, you will need to do it again in 9-10 years!

I am starting out on my own and like most everyone else, I am inexperienced with estimating and pricing. I know you dont do estimates, but my question is about the pricing market in the DC area as oppose to other regions. I painted mostly in the west where the cost of living is much cheaper. So I have an odd question. Ive been painting for years but this is the first time I have run into this issue. I have a client who has some concrete block walls in his basement he wants painted. The issue is that the walls do not complete a room so there is no way to calculate the square footage as a footprint. However the total wall length is 140 feet by 8 feet high. So how do i calculate labor since I can’t determine the square footage of a room? Do I use the square footage of the surface area of the walls at 140 feet long X 8 feet high? And if so what do I charge per square foot for the surface area? Again this only labor, the client will be buying the block sealer/primer and paint. For a reference, if I was painting a 400 square foot room I would charge 2 dollars a square foot labor. So based off of what I charge using the square footage of the footprint of a room how do I determine what to charge when I cant calculate by the footprint of the room? Once you find a painting pro you want to hire, be sure to have a detailed contract that includes the scope of work and prices for all materials and paint that is being used. Find out how many coats of paint will be applied as well as the brand of paint that will be used. Most decent painting pros will use quality brands like BEHR or Sherwin Williams. In July of this year a ***** window screen was damaged and disposed while Prism House was painting our home. The owner agreed to replace the screen but they first tried making it themselves. Unfortunately however, this screen is so ill fitting and poorly made that it won't even stay in place without duck tape. The owner was made aware of the situation and agreed to order an exact replacement from *****. After no follow through by Prism House, I worked with ***** and then forwarded the order forms/information to them in earlier September. At this time, the owner said he would order the screen. No screen has been ordered and Prism House remains unresponsive. The second issue that I am looking to resolve is one of moisture bubbles that appeared on our side door - as soon as the exterior painting was considered complete.
