Hi there..iam bidding an exterior garage to paint..24 ft x 20 ft length walls..10-12 ft concrete all the way around..and wood panels feont and back of garage that peak at 14 ft..i need to prep (scrap , clan ect) prime then paint exterior..i know i need an exterior primer and paint that works with concrete..i an looking for help with the bidding price..just a ballbark estimate if you guys can help me out. Or, do I measure each room individually? Say for instance a room is 12 x 12 (width of the walls) x 8 (height of the walls) (384 sq. ft.) , is this the sq footage I charge by? I know I would need to plus and or minus for the doors and windows in the room and also add in the ceiling, but I just want to know would I charge for instance, 384 x $1.25 ? Do I increase the sq. footage when I add in trim, doors, and ceiling?

hey there, i’ve been painting for years working for a guy who ripped us off at any given moment… but thats another story. anyway, long story short me and my friend are starting up our own business and have not done any estimating before. thanks so much for putting up this great info. i just have a question about where you say square footage. it says 1500 square feet you would charge 1800-3000. my question is, would that be total square footage of the house or wall sqaure footage? I just went to check out a house today that was 1900 square feet that had two bedrooms, two baths, 2 walk in closets and a laundry room and an electrical room with a open concept kitchen living area, with 12 foot ceilings throughout most of the house. so there is alot of walls is what im getting at. not looking for what you would estimate for the house, just wondering if you are taking the square footage of the entire house or the walls? hope to hear from you soon! and thanks again for all the info you already helped us with Broomfield House Painting
Hi Chandler, This is such a great blog. I have spent some time reading the comments and find it so interesting. While reading the request from some people i kept thinking is there some way i can help. I myself have been painting and plastering over 26 years and have gained a lot of knowledge in my time. Over the last 12 years i have concentrated my efforts on Scoping measuring and quoting. Over that time i have designed a program that can measure labour, material, travel, margin etc. Weather it be interior, exterior painting or plastering anything realy. I am from New Zealand. We measure in Metric and Liters not imperial and gallons. This is not a problem as i can easily change the formulas to give me the correct measurements. The price of paint and materials are alot different in New Zealand too, but not to worry as i can also change the formulars in the forward costing tab so were reading from the same page. this site has been a real treasure of information for me . The best thing you did for me is cause me to awaken to the grand idea of subcontracting my work instead of doing it myself. I didnt know how i could ever save enough money for a van, equipment, insurance etc.etc. and not tomention my lack of experience . Hello, I am a project manager with Fields Construction Company based in Hoboken, NJ. We are in the process of compiling a list of bidders for a job we have been awarded in Stamford, CT. The building is a 648-unit apartment building on 5 floors over transfer slabs, with 11 buildings over 1 common shared parking garage and garage entrances on 2 street facades. It is a wood framed building that will feature a café, leasing area, fitness center and landscaped courtyard, among other elements. Hi Jose I’m glad you like the blog. Unfortunately we don’t really do estimates for people. We offer advice (based on our own extensive experience with estimating) that can help guide you to a fair bid for both you and the homeowner. I don’t know what the price would be on your specific example, but I DO know that old wooden trimmed windows take a LONG time to prep and paint correctly. And I also know that going from a dark wood color to a white color can take 3 or 4 coats. Plus it depends if you’re switching finishes, oil to acrylic or vice versa, because you might need to apply a stain blocking primer before you even apply paint. Based on your example, I would estimate for extensive time on this job.

As shown, you want to make sure that there is a feathered, smooth transition from exposed wood to old paint. For areas that might get close scrutiny, you can follow up with a 100- or 120-grit rubdown to erase any scratches.

When You Screw Up Will you mess up a couple times? Definitely. More than a couple. I have messed up a lot of painting estimates. But every time we mess up (and we still do), we learn from those mistakes and never make the same mistakes twice. Screwing up and failing is how you learn. Be ready to make never-ending tweaks and adjustments to your estimates. There is no way to be in business and not screw up. Learn to embrace those failures, and learn from them. Hi Chandler my name is Kevin. I’ve been painting for quite some time now but the bidding thing is new to me. I did learn kind of a cool trick for bidding exterior jobs though. This guy I used to work for told me count the number of openings on the house ( windows, doors, garage doors etc.) take that number and multiply it by $250.00.
