I am quoting labor costs to paint a neighbor’s house and garage with a total of 1876SF and trying to get up to date on costs and labor hours. While reading your article I see average quantities of paint needed for trim, labor hours and costs depending on square footage, also added costs depending on window types, etc. However when I use the calculator, the labor cost lists the trim as “extra” and the labor for 2 coats of paint on the body to rolled and brushed.
Hi Kim, we’re glad you like the site. You’ve asked a really good question. We recommend keeping a consistent pricing structure no matter what the area. Some painting contractors will try to raise their price if the area is very affluent, but if you have a consistent estimating system, the pricing should take care of itself. More affluent areas usually have larger houses, so your pricing is already going to be higher when considering the job size. Hi Chandler, This is such a great blog. I have spent some time reading the comments and find it so interesting. While reading the request from some people i kept thinking is there some way i can help. I myself have been painting and plastering over 26 years and have gained a lot of knowledge in my time. Over the last 12 years i have concentrated my efforts on Scoping measuring and quoting. Over that time i have designed a program that can measure labour, material, travel, margin etc. Weather it be interior, exterior painting or plastering anything realy. I am from New Zealand. We measure in Metric and Liters not imperial and gallons. This is not a problem as i can easily change the formulas to give me the correct measurements. The price of paint and materials are alot different in New Zealand too, but not to worry as i can also change the formulars in the forward costing tab so were reading from the same page. In July of this year a ***** window screen was damaged and disposed while Prism House was painting our home. The owner agreed to replace the screen but they first tried making it themselves. Unfortunately however, this screen is so ill fitting and poorly made that it won't even stay in place without duck tape. The owner was made aware of the situation and agreed to order an exact replacement from *****. After no follow through by Prism House, I worked with ***** and then forwarded the order forms/information to them in earlier September. At this time, the owner said he would order the screen. No screen has been ordered and Prism House remains unresponsive. The second issue that I am looking to resolve is one of moisture bubbles that appeared on our side door - as soon as the exterior painting was considered complete. You might pay an additional $1 to $5 per square foot for optional repairs and updates. Consider having your molding, trim and baseboards checked while you have a professional in your home. This might be a good time to upgrade or repair any cracks, warps or other issues. Hi Dan, your pricing is definitely going to be on the high end of our pricing tables. Trimming tudor-style jobs can take a long time, especially if you’re cutting in near the body color (painting 3 sides of the trim instead of just the front). I’ve got approx 1,500 sq ft house to paint. All trim is stained wood with poly, trim is to be sanded, primed n painted gloss white with 12 interior doors. 4 inch crown as well throughout. Minor drywall repair also. I need the work right now so I’m trying to bid the job so I get it but not leave too much money on the table. I’m thinking about 1,750 to do the job…labor only. Any help? I know you dont do estimates, but my question is about the pricing market in the DC area as oppose to other regions. I painted mostly in the west where the cost of living is much cheaper. It’s been a while but I know I can do the required hours to finish in two days completely, however did I mention I am the only crew for the job. So I tend to bid low and some of the quotes i have read from your posts seemed high, but I am interested in what you would bid and I am on board to give that bid to My client. Our second recommendation is to have quality prep work and 2 coats of paint done. While it will cost 30-40% more upfront, you will have to pay that one time, and it will last 10 years or more. If you do not do these two items, your paint job may last 3-4 years, and you will have to pay even more second time around, as by then, your wood siding will have even more rot, so the prep work and rot repair will cost even more, on the second round. I hired a painting company to paint my house and garage. Price was about $5,000.Sherwin Williams paint T-1000. When he was questioned about the paint peeling two days after he painted the garage he quit even with a contract not a very professional person. So,now I have to find someone else to paint my house.After 3 weeks of them trying to paint around the rain. The original time frame was 3-4 days.Yes 3 weeks and all that got done was a small two car garage that could have been done in two days.I know he did not prep correctly and properly I will end up having to redo the garage. Just got the call to bid on 1550 sf new construction, freshly textured, prime and paint ceilings, walls. Also paint doors, trim and baseboards. Customer bought the paint. Initial thought was to go in at around $1500, but after reading many of the comments here I think I would be more in line at around $2300. Would I be way off base with this price? So I have an odd question. Ive been painting for years but this is the first time I have run into this issue. I have a client who has some concrete block walls in his basement he wants painted. The issue is that the walls do not complete a room so there is no way to calculate the square footage as a footprint. However the total wall length is 140 feet by 8 feet high. So how do i calculate labor since I can’t determine the square footage of a room? Do I use the square footage of the surface area of the walls at 140 feet long X 8 feet high? And if so what do I charge per square foot for the surface area? Again this only labor, the client will be buying the block sealer/primer and paint. For a reference, if I was painting a 400 square foot room I would charge 2 dollars a square foot labor. So based off of what I charge using the square footage of the footprint of a room how do I determine what to charge when I cant calculate by the footprint of the room?
