Problem is the base molding being 8′ with quarter round on a wood floor throughout and all the window casings, doors and door casings need painting. Plus a wall over fireplace a full bedroom ceiling walls closet.Bathroom wall entry from garage room. but all base molding on lower floor and half on upper floor needs to be prep sanded and painted. I will be using epoxy to fill some areas and 2 doors need to come off and work in garage due to large cracks. How do I price such a job that is so spaced out? Hi Bob, you are correct in saying that ceilings usually take at least 1 coat. Especially if it is an off-white color (which is highly requested from homeowners). We usually factor ceilings in with a standard square footage. For example: $1.50 per square foot would mean $3,000 for a 2,000 square foot house. So ceilings are included in the square footage calculation.

Hi Paul, square footage is a big factor, but to ball-park a 4bd 2 bath in poor condition, it could be anywhere from $1.50 to $2 per sq foot with heavy prep. If we say it is 2,500 sq ft. a good price could be between $3,500 – $5,000. That can seem expensive to some people, but again, heavy prep work changes everything. If you don’t sell the value of your paint job or educate the customer why your price is higher, your bid looks the same as someone who’s lowballing. The customer is not going to know much about the importance of prep or using good materials until you educate them. Hello, I’m Interested I’m beginning a painting business in homer Alaska and am curious on the price for bidding. My friends parents had a side of their house estimated and they said it was going to cost them a whopping 3500 dollars! Very small area to paint for that mark up price but everything in Alaska is very expensive so I was curious if that was normal. Also wondering if small towns are better or worse for new painting businesses? Would that mean for less clients but less competition? For example: Sanding and Painting 6 doors = 4 hours. 3 window shutters = 1.5 hours etc. After itemizing everything with your painter you’ll get a labor total, like 25 hours. And then charge an amount per hour that includes hourly labor, materials and your profit margin. Lets say all your items take 25 hours and you charge $60 per hour (includes labor, paint, and your markup). You would bill the customer 25x$60 = $1,500. When you say trim for an interior paint job are you including the interior doors? I usally charge $25 a side, unless damaged, then it’s $50 a side in addition to the trimwork. Also, I think your calculations for paint needed for new construction are a little low, we just completed a 1550 sq ft house with a couple coats of PVA on the ceinlings & walls, that required 35 gallons of wall/ceiling paint-same [email protected] $20.50 a gallon, and 7 gallons of a waterborne alkyd hybrid for the trim & doors @ $50 a gallon, and a gallon for a fireplace & accent wall color, a couple gallons of primer and 22 tubes of caulk, for a total of about $1450 for paint & supplies. Hello, I am a project manager with Fields Construction Company based in Hoboken, NJ. We are in the process of compiling a list of bidders for a job we have been awarded in Stamford, CT. The building is a 648-unit apartment building on 5 floors over transfer slabs, with 11 buildings over 1 common shared parking garage and garage entrances on 2 street facades.
