I think it best to measure walls and ceiling areas to be painted. Measuring the floor space only will not give you the actual wall square feet. A wall could be 8’. 10’ or more high. Measuring the floor only could cost you money. If I had a 10×10 x8 high room. Floor space is 100 sq feet but the wall would be 320 sq feet minus door, window and closet. Now if I had the same 10×10 room but 12 feet high. That would be 480 sq ft of wall minus window, door and closet. Using floor square feet of floor only would make your estimate inaccurate. Hi Cory, one of the biggest problem painters have is not being able to sell their own value. Our prices are usually the highest YET we have the highest closing/sales rate. If you don’t sell the value of your paint job or educate the customer why your price is higher, your bid looks the same as someone who’s lowballing. The customer is not going to know much about the importance of prep or using good materials until you educate them. Hello, I am a project manager with Fields Construction Company based in Hoboken, NJ. We are in the process of compiling a list of bidders for a job we have been awarded in Stamford, CT. The building is a 648-unit apartment building on 5 floors over transfer slabs, with 11 buildings over 1 common shared parking garage and garage entrances on 2 street facades. We recently went from being a custom residential painting company to also painting apartments (we have a college town nearby and there is a LOT of off campus student housing). These are often not well taken care of. Most also want brush and roll because of over spray. What would be a good price for a 4 bdrm 2 bath? So I have an odd question. Ive been painting for years but this is the first time I have run into this issue. I have a client who has some concrete block walls in his basement he wants painted. The issue is that the walls do not complete a room so there is no way to calculate the square footage as a footprint. However the total wall length is 140 feet by 8 feet high. So how do i calculate labor since I can’t determine the square footage of a room? Do I use the square footage of the surface area of the walls at 140 feet long X 8 feet high? And if so what do I charge per square foot for the surface area? Again this only labor, the client will be buying the block sealer/primer and paint. For a reference, if I was painting a 400 square foot room I would charge 2 dollars a square foot labor. So based off of what I charge using the square footage of the footprint of a room how do I determine what to charge when I cant calculate by the footprint of the room?
I’ve got approx 1,500 sq ft house to paint. All trim is stained wood with poly, trim is to be sanded, primed n painted gloss white with 12 interior doors. 4 inch crown as well throughout. Minor drywall repair also. I need the work right now so I’m trying to bid the job so I get it but not leave too much money on the table. I’m thinking about 1,750 to do the job…labor only. Any help?
Hi Kim, we’re glad you like the site. You’ve asked a really good question. We recommend keeping a consistent pricing structure no matter what the area. Some painting contractors will try to raise their price if the area is very affluent, but if you have a consistent estimating system, the pricing should take care of itself. More affluent areas usually have larger houses, so your pricing is already going to be higher when considering the job size. You shouldn’t price based on what the area is, but rather, what do you need to charge to make your target profit margin. House Painting Broomfield CO

Ceramic paint/coating is more of a gimmick (costing 3-4 times more than conventional paint job), marketed by national brands and local “premium” painting contractors. There has been no real testing done, to verify that Ceramic paint is in fact “lifetime”. Additionally, ceramic painting contractors define “lifetime” as it is beneficial to them, when WHEN a ceramic coating fails, these companies blame the homeowners for “lack of care and preventative maintenance”, and in many cases, refuse to do any warranty work.
Our second recommendation is to have quality prep work and 2 coats of paint done. While it will cost 30-40% more upfront, you will have to pay that one time, and it will last 10 years or more. If you do not do these two items, your paint job may last 3-4 years, and you will have to pay even more second time around, as by then, your wood siding will have even more rot, so the prep work and rot repair will cost even more, on the second round.
Hello, I’m Interested I’m beginning a painting business in homer Alaska and am curious on the price for bidding. My friends parents had a side of their house estimated and they said it was going to cost them a whopping 3500 dollars! Very small area to paint for that mark up price but everything in Alaska is very expensive so I was curious if that was normal. Also wondering if small towns are better or worse for new painting businesses? Would that mean for less clients but less competition? I’m very familiar with both interior and exterior painting but am very much skilled at new construction/production painting.
