When You Screw Up Will you mess up a couple times? Definitely. More than a couple. I have messed up a lot of painting estimates. But every time we mess up (and we still do), we learn from those mistakes and never make the same mistakes twice. Screwing up and failing is how you learn. Be ready to make never-ending tweaks and adjustments to your estimates. There is no way to be in business and not screw up. Learn to embrace those failures, and learn from them. Hello, I am a project manager with Fields Construction Company based in Hoboken, NJ. We are in the process of compiling a list of bidders for a job we have been awarded in Stamford, CT. The building is a 648-unit apartment building on 5 floors over transfer slabs, with 11 buildings over 1 common shared parking garage and garage entrances on 2 street facades. It is a wood framed building that will feature a café, leasing area, fitness center and landscaped courtyard, among other elements. Or, do I measure each room individually? Say for instance a room is 12 x 12 (width of the walls) x 8 (height of the walls) (384 sq. ft.) , is this the sq footage I charge by? I know I would need to plus and or minus for the doors and windows in the room and also add in the ceiling, but I just want to know would I charge for instance, 384 x $1.25 ? The issue is that the walls do not complete a room so there is no way to calculate the square footage as a footprint. However the total wall length is 140 feet by 8 feet high. So how do i calculate labor since I can’t determine the square footage of a room? Do I use the square footage of the surface area of the walls at 140 feet long X 8 feet high? And if so what do I charge per square foot for the surface area? Again this only labor, the client will be buying the block sealer/primer and paint. For a reference, if I was painting a 400 square foot room I would charge 2 dollars a square foot labor. So based off of what I charge using the square footage of the footprint of a room how do I determine what to charge when I cant calculate by the footprint of the room? Thank you Chandler. This is a very useful site. I am starting to build the painting side of my business and wasn’t sure how to bid on larger jobs. Just got the call to bid on 1550 sf new construction, freshly textured, prime and paint ceilings, walls. Also paint doors, trim and baseboards. Customer bought the paint. Initial thought was to go in at around $1500, but after reading many of the comments here I think I would be more in line at around $2300. Would I be way off base with this price? Hey Chandler, we have a house 2565 sq ft with the old wood trim on windows and doors. Doors are solid dark wood. We would paint all walls and doors and trim and baseboards. We also would be painting the cabinets in the kitchen from wood to white. We are trying to determine a final all in labor cost + a timeframe to do the job. hey there, i’ve been painting for years working for a guy who ripped us off at any given moment… but thats another story. anyway, long story short me and my friend are starting up our own business and have not done any estimating before. thanks so much for putting up this great info. i just have a question about where you say square footage. it says 1500 square feet you would charge 1800-3000. my question is, would that be total square footage of the house or wall sqaure footage? I’ve been applying coatings for some time now, but after that time still hit a stumbling block when putting together estimates for exterior work when doing brick homes that require doors, and the trim package. I’ve got a 4,000 sq ft ranch and has one high side where the driveway slopes down to a garage. Is everyone running linear feet pricing nowadays for fascia, soffit, and dentil moulding? I know different markets will have different tolerances. Trying to soundboard to see what most exterior guys are doing now. Hello I been reading your blog. Filled with great information thank you. I have a question. I have been doing projects for these people for some time. I do a lot of carpentry and painting. They want me to do their interior painting. 1 problem they are planing on retiring and selling the home. It is in great shape, but the wife wanted to paint every room in the 2100 sq foot home. They got a price of $14,000 from 1 painter. I spoke to them and told them the paint and walls for the most part are in good shape and they will not get the money back when they sell for painting. I recommended doing what really needs to be done. I know why did I talk them out of a good money job , I am honest thats why. Problem is the base molding being 8′ with quarter round on a wood floor throughout and all the window casings, doors and door casings need painting. Plus a wall over fireplace a full bedroom ceiling walls closet.Bathroom wall entry from garage room. but all base molding on lower floor and half on upper floor needs to be prep sanded and painted. I will be using epoxy to fill some areas and 2 doors need to come off and work in garage due to large cracks. How do I price such a job that is so spaced out? Please help me I am lost for a price and need the work but don’t want to give it away. Thank you jim
