If your home or apartment is more than 30 years old (constructed prior to 1978), there is a high chance that the current paint on the walls and window/door trim contains lead. This is a serious health hazard, especially if there are small children living in the home. If you suspect that there may be lead paint on your walls, its best to test for it and remove it, before putting on new coats of paint.

I know different markets will have different tolerances. Trying to soundboard to see what most exterior guys are doing now. I hired a painting company to paint my house and garage. Price was about $5,000.Sherwin Williams paint T-1000. When he was questioned about the paint peeling two days after he painted the garage he quit even with a contract not a very professional person. So,now I have to find someone else to paint my house.After 3 weeks of them trying to paint around the rain. Trimming tudor-style jobs can take a long time, especially if you’re cutting in near the body color (painting 3 sides of the trim instead of just the front). Hey Chandler, we have a house 2565 sq ft with the old wood trim on windows and doors. Doors are solid dark wood. We would paint all walls and doors and trim and baseboards. We also would be painting the cabinets in the kitchen from wood to white. We are trying to determine a final all in labor cost + a timeframe to do the job. I don’t know what the price would be on your specific example, but I DO know that old wooden trimmed windows take a LONG time to prep and paint correctly. And I also know that going from a dark wood color to a white color can take 3 or 4 coats. Plus it depends if you’re switching finishes, oil to acrylic or vice versa, because you might need to apply a stain blocking primer before you even apply paint. Based on your example, I would estimate for extensive time on this job.
how do i calculate time for this job. is it as simple as your comment above 3x more for difficult jobs like peeling and wood damage, where does cutting in come into play. the area i have is a long narrow section around a top of a building. with the channel siding i have to cut in the top and i cant just do it quick each piece needs to get done individually. Some painting contractors will try to raise their price if the area is very affluent, but if you have a consistent estimating system, the pricing should take care of itself. More affluent areas usually have larger houses, so your pricing is already going to be higher when considering the job size. You shouldn’t price based on what the area is, but rather, what do you need to charge to make your target profit margin.

So I have an odd question. Ive been painting for years but this is the first time I have run into this issue. I have a client who has some concrete block walls in his basement he wants painted. The issue is that the walls do not complete a room so there is no way to calculate the square footage as a footprint. However the total wall length is 140 feet by 8 feet high. So how do i calculate labor since I can’t determine the square footage of a room? Do I use the square footage of the surface area of the walls at 140 feet long X 8 feet high? And if so what do I charge per square foot for the surface area? Again this only labor, the client will be buying the block sealer/primer and paint. For a reference, if I was painting a 400 square foot room I would charge 2 dollars a square foot labor. So based off of what I charge using the square footage of the footprint of a room how do I determine what to charge when I cant calculate by the footprint of the room? Broomfield Home Painting
Hi Conaz, good question. There’s a really good breakdown of all painting equipment (cost, supplies list etc.) here . As far as your other costs, I would break it down into categories, similar to how an accountant would do it: Marketing Expense, Insurance/Workers Comp., Gas/Mileage. Once you’ve discovered this monthly overhead you can determine your markup. We always try to make 40-50% gross profit on a paint job before any other expenses. Your net profit will be determined by the size of your business. For example, one painting company with 40 employees may only have a net profit of 10%, but a smaller operation; One owner and one crew may have a net profit of 35%. You should decide beforehand what you want to make per job, factoring in all your costs, and then create a consistent bidding process to make what you want. Broomfield Home Painting
Or, do I measure each room individually? Say for instance a room is 12 x 12 (width of the walls) x 8 (height of the walls) (384 sq. ft.) , is this the sq footage I charge by? I know I would need to plus and or minus for the doors and windows in the room and also add in the ceiling, but I just want to know would I charge for instance, 384 x $1.25 ? When the home owner says they have a 1,600 sqft house that means 1,600 sqft of floor space. That being said, if an owner says it is a certain sqft,you always measure anyway. So if the homeowner says it’s 1,600 sqft and it ended up being 2,000 sqft you could lose $400. ALWAYS measure yourself and double check your math. The math could make or break your painting business
