Hey so my boss and i just finished tearing the inside of an old. Barn apart and framing it into a 2 bed 1.5 bath plus an office. Sq ft is about 2300. Dry wall was just installed and textured and now its on me to paint and prime ceilings, walls and trim. Paint is paid for and supplies are paid for by my boss to help me out. Ill be doing the job by myself. What is a fair price to charge for labor? Broomfield Home Painting
Small random-orbit or pad sanders make this job go faster. (Wallis first covers these boundaries with Synkoloid patching compound so no edge is visible after sanding.) As shown, you want to make sure that there is a feathered, smooth transition from exposed wood to old paint. For areas that might get close scrutiny, you can follow up with a 100- or 120-grit rubdown to erase any scratches.
Hi, I have a house that I’m bidding on, it’s huge about 12.000 sq ft of wall space and 20 -24 ft ceilings many holes to patch from pictures being hung ,that’s just the main, there is also a 3 room in law . The nice part its all going to be one color, off white so spraying is the way to go just have to mask the windows. The outside is mostly vinyl siding so power washing will do but it is 3 floors and has some wood trim that needs to be addressed. Nice part no sanding on inside or out just a little scraping. If I use your formula for pricing looks like about 25 k .Does this sound in the ball park? Broomfield Home Painting
hey there, i’ve been painting for years working for a guy who ripped us off at any given moment… but thats another story. anyway, long story short me and my friend are starting up our own business and have not done any estimating before. thanks so much for putting up this great info. i just have a question about where you say square footage. it says 1500 square feet you would charge 1800-3000. my question is, would that be total square footage of the house or wall sqaure footage? I just went to check out a house today that was 1900 square feet that had two bedrooms, two baths, 2 walk in closets and a laundry room and an electrical room with a open concept kitchen living area, with 12 foot ceilings throughout most of the house. so there is alot of walls is what im getting at. not looking for what you would estimate for the house, just wondering if you are taking the square footage of the entire house or the walls? hope to hear from you soon! and thanks again for all the info you already helped us with Broomfield House Painting
So I have an odd question. Ive been painting for years but this is the first time I have run into this issue. I have a client who has some concrete block walls in his basement he wants painted. The issue is that the walls do not complete a room so there is no way to calculate the square footage as a footprint. However the total wall length is 140 feet by 8 feet high. So how do i calculate labor since I can’t determine the square footage of a room? Do I use the square footage of the surface area of the walls at 140 feet long X 8 feet high? And if so what do I charge per square foot for the surface area? Again this only labor, the client will be buying the block sealer/primer and paint. For a reference, if I was painting a 400 square foot room I would charge 2 dollars a square foot labor. So based off of what I charge using the square footage of the footprint of a room how do I determine what to charge when I cant calculate by the footprint of the room?
I hired a painting company to paint my house and garage. Price was about $5,000.Sherwin Williams paint T-1000. When he was questioned about the paint peeling two days after he painted the garage he quit even with a contract not a very professional person. So,now I have to find someone else to paint my house. After 3 weeks of them trying to paint around the rain. The original time frame was 3-4 days.Yes 3 weeks and all that got done was a small two car garage that could have been done in two days.I know he did not prep correctly and properly I will end up having to redo the garage. I went to Sherwin Williams and got the colors. So beware even with a contract and good references. Broomfield Home Painting
O'Neil patches shallow holes and divots with Ready Patch because it dries fast, sands smooth, and stays flexible. Deep cracks and rotten spots are best repaired with two-step epoxies, such as those made by Advanced Repair Technology. (For a step-by-step instructions, see Repairing Rot with Epoxy.) The days of using polyester auto-body fillers on wood are over. "They cure too hard," says Portland, Oregon–based painting contractor Kathleen George. "They look good at first, but then they peel away." House Painting Broomfield CO
Once you find a painting pro you want to hire, be sure to have a detailed contract that includes the scope of work and prices for all materials and paint that is being used. Find out how many coats of paint will be applied as well as the brand of paint that will be used. Most decent painting pros will use quality brands like BEHR or Sherwin Williams. The contract should also spell out the time frame to complete the project and as well as set up clean up details. Broomfield House Painting
It’s been a while but I know I can do the required hours to finish in two days completely, however did I mention I am the only crew for the job. So I tend to bid low and some of the quotes i have read from your posts seemed high, but I am interested in what you would bid and I am on board to give that bid to My client. What’s the worst they can say,,no? Better that than underestimate my time and skills. Signed interested in a sound bid.
Hi Dan, your pricing is definitely going to be on the high end of our pricing tables. Trimming tudor-style jobs can take a long time, especially if you’re cutting in near the body color (painting 3 sides of the trim instead of just the front). The color change is going to increase time even more because you might have to go over the trim a couple times by hand just to cover. I would bid high on this job.
Prep work should include removing all loose paint, either with a pressure washer or by scraping; removing any trace of mildew using bleach and water or a commercial solution, and sealing or covering dark stains; caulking all seams, corners and around windows or trim; applying epoxy filler to repair serious woodwork problems; covering dark stains; sanding all rough surfaces, and priming the bare wood with a bonding primer. Hi Cindy, new construction can be difficult because often times nothing is caulked or primed. We recommend charging at least 30% more when doing new construction. If your typical rate is $1.50 per square foot, on new construction we’d recommend charging $2.00 per square foot. You will save some money by having them buy the paint, but paint is usually only 10-15% of the job cost. Builders don’t usually pay much for house painting, so it is recommended you meet with the builder or construction company in person to agree on a final price. Broomfield Home Painting
Staining a deck costs $540 to $1,000. Covered porches might hit $2,000. Consider negotiating the price a bit lower by combining it with a full exterior job. Painting handrails can run anywhere from $1 to $2 per linear foot, depending on whether it’s wood, metal or some other material. Although you might think this is an easy $30 to $100 job, most painters charge a minimum fee regardless of the size of the project. You’ll probably end up paying at least $150.
