Very nice blog. Pretty good information. BTW, how do you estimate the equipment cost for a painting project? You might have spray machines bought 3 years ago or may be renting such machines. So how much equipment cost will you charge for a given project? Also how about the overhead cost – like insurance, rent, ad, vehicle, utility, salary…etc… ? this site has been a real treasure of information for me . The best thing you did for me is cause me to awaken to the grand idea of subcontracting my work instead of doing it myself. I didnt know how i could ever save enough money for a van, equipment, insurance etc.etc. and not tomention my lack of experience . So I have an odd question. Ive been painting for years but this is the first time I have run into this issue. I have a client who has some concrete block walls in his basement he wants painted. The issue is that the walls do not complete a room so there is no way to calculate the square footage as a footprint. However the total wall length is 140 feet by 8 feet high. So how do i calculate labor since I can’t determine the square footage of a room? Do I use the square footage of the surface area of the walls at 140 feet long X 8 feet high? And if so what do I charge per square foot for the surface area? Again this only labor, the client will be buying the block sealer/primer and paint. For a reference, if I was painting a 400 square foot room I would charge 2 dollars a square foot labor. So based off of what I charge using the square footage of the footprint of a room how do I determine what to charge when I cant calculate by the footprint of the room?

Hi Bob, you are correct in saying that ceilings usually take at least 1 coat. Especially if it is an off-white color (which is highly requested from homeowners). We usually factor ceilings in with a standard square footage. For example: $1.50 per square foot would mean $3,000 for a 2,000 square foot house. So ceilings are included in the square footage calculation.
I hired a painting company to paint my house and garage. Price was about $5,000.Sherwin Williams paint T-1000. When he was questioned about the paint peeling two days after he painted the garage he quit even with a contract not a very professional person. So,now I have to find someone else to paint my house.After 3 weeks of them trying to paint around the rain. The original time frame was 3-4 days.Yes 3 weeks and all that got done was a small two car garage that could have been done in two days.I know he did not prep correctly and properly I will end up having to redo the garage. I went to Sherwin Williams and got the colors.So beware even with a contract and good references.
how do i calculate time for this job. is it as simple as your comment above 3x more for difficult jobs like peeling and wood damage, where does cutting in come into play. the area i have is a long narrow section around a top of a building. with the channel siding i have to cut in the top and i cant just do it quick each piece needs to get done individually.

We offer advice (based on our own extensive experience with estimating) that can help guide you to a fair bid for both you and the homeowner. I don’t know what the price would be on your specific example, but I DO know that old wooden trimmed windows take a LONG time to prep and paint correctly. And I also know that going from a dark wood color to a white color can take 3 or 4 coats. Plus it depends if you’re switching finishes, oil to acrylic or vice versa, because you might need to apply a stain blocking primer before you even apply paint. Hi Kadie, when it’s sort of a piecemeal job like you’ve listed, we recommend bringing your head painter to help estimate. Your foreman, or most experienced painter can tell you how long each item will take. For example: Sanding and Painting 6 doors = 4 hours. 3 window shutters = 1.5 hours etc. After itemizing everything with your painter you’ll get a labor total, like 25 hours. And then charge an amount per hour that includes hourly labor, materials and your profit margin. Lets say all your items take 25 hours and you charge $60 per hour (includes labor, paint, and your markup). You would bill the customer 25x$60 = $1,500. Hi Conaz, good question. There’s a really good breakdown of all painting equipment (cost, supplies list etc.) here . As far as your other costs, I would break it down into categories, similar to how an accountant would do it: Marketing Expense, Insurance/Workers Comp., Gas/Mileage. Once you’ve discovered this monthly overhead you can determine your markup. We always try to make 40-50% gross profit on a paint job before any other expenses. Your net profit will be determined by the size of your business. For example, one painting company with 40 employees may only have a net profit of 10%, but a smaller operation; One owner and one crew may have a net profit of 35%. You should decide beforehand what you want to make per job, factoring in all your costs, and then create a consistent bidding process to make what you want.

Thus if you want to paint 2 rooms of approximately 150 sq. ft. each (300 sq.ft. total), you will be paying about $4 per sq. ft. However if you are painting the entire house, your base price is about $2.25 per sq.ft. for a 1 storey home with a total of 1700 sq.ft. of living area to be painted (including closets / staircases). Or, do I measure each room individually? Say for instance a room is 12 x 12 (width of the walls) x 8 (height of the walls) (384 sq. ft.) , is this the sq footage I charge by? I know I would need to plus and or minus for the doors and windows in the room and also add in the ceiling, but I just want to know would I charge for instance, 384 x $1.25 ? We made 1 coat a default option, as that is what most quotes are based on. However, we strongly recommend that you do 2 coats, when painting your home. While it ads about 30% to the total cost, your 2-coat paint job should last twice as long as single coat, at a fraction of the cost. This means that instead of painting your home again in 5 years, you will need to do it again in 9-10 years!

This guy I used to work for told me count the number of openings on the house ( windows, doors, garage doors etc.) take that number and multiply it by $250.00.
