Hi Dan, your pricing is definitely going to be on the high end of our pricing tables. Trimming tudor-style jobs can take a long time, especially if you’re cutting in near the body color (painting 3 sides of the trim instead of just the front). The color change is going to increase time even more because you might have to go over the trim a couple times by hand just to cover. I would bid high on this job.
A thorough scrubbing is a must before painting any exterior surface. It removes the dirt and broken-down paint residues that keep fresh coats from adhering and gets rid of mildew that grows on paint in all but the most arid climates. Most contractors clean with pressure washers, but in the hands of someone unfamiliar with the equipment, these can gouge wood, shatter glass, and drive water behind siding and trim. Using a hose, a pump sprayer, and a scrub brush is slower but safer, and just as effective.

If your home or apartment is more than 30 years old (constructed prior to 1978), there is a high chance that the current paint on the walls and window/door trim contains lead. This is a serious health hazard, especially if there are small children living in the home. Hello I been reading your blog. Filled with great information thank you. I have a question. I have been doing projects for these people for some time. I do a lot of carpentry and painting. They want me to do their interior painting. 1 problem they are planing on retiring and selling the home. It is in great shape, but the wife wanted to paint every room in the 2100 sq foot home. They got a price of $14,000 from 1 painter. I spoke to them and told them the paint and walls for the most part are in good shape and they will not get the money back when they sell for painting. I recommended doing what really needs to be done. I know why did I talk them out of a good money job , I am honest thats why. Problem is the base molding being 8′ with quarter round on a wood floor throughout and all the window casings, doors and door casings need painting. Plus a wall over fireplace a full bedroom ceiling walls closet.Bathroom wall entry from garage room. but all base molding on lower floor and half on upper floor needs to be prep sanded and painted. I will be using epoxy to fill some areas and 2 doors need to come off and work in garage due to large cracks. How do I price such a job that is so spaced out? Please help me I am lost for a price and need the work but don’t want to give it away. Thank you jim
Hello, I’m Interested I’m beginning a painting business in homer Alaska and am curious on the price for bidding. My friends parents had a side of their house estimated and they said it was going to cost them a whopping 3500 dollars! Very small area to paint for that mark up price but everything in Alaska is very expensive so I was curious if that was normal. Also wondering if small towns are better or worse for new painting businesses? Would that mean for less clients but less competition? I’m very familiar with both interior and exterior painting but am very much skilled at new construction/production painting. Hi Conaz, good question. There’s a really good breakdown of all painting equipment (cost, supplies list etc.) here . As far as your other costs, I would break it down into categories, similar to how an accountant would do it: Marketing Expense, Insurance/Workers Comp., Gas/Mileage. Once you’ve discovered this monthly overhead you can determine your markup. We always try to make 40-50% gross profit on a paint job before any other expenses. Your net profit will be determined by the size of your business. For example, one painting company with 40 employees may only have a net profit of 10%, but a smaller operation; One owner and one crew may have a net profit of 35%. You should decide beforehand what you want to make per job, factoring in all your costs, and then create a consistent bidding process to make what you want.
- The paint job will take you much longer compared to the painting speed of the pros. An experienced paint crew can paint the entire house in 2-3 days (depending on square footage and job complexity). However, if you only paint on week nights and weekends the same job may take you 2-3 weeks. During this time, the area that you are painting will not be usable and the house will be in a general state of disarray.
Hi Cory, one of the biggest problem painters have is not being able to sell their own value. Our prices are usually the highest YET we have the highest closing/sales rate. If you don’t sell the value of your paint job or educate the customer why your price is higher, your bid looks the same as someone who’s lowballing. The customer is not going to know much about the importance of prep or using good materials until you educate them. Then they will prefer your higher price, knowing that the quality in your work is higher.

We made 1 coat a default option, as that is what most quotes are based on. However, we strongly recommend that you do 2 coats, when painting your home. While it ads about 30% to the total cost, your 2-coat paint job should last twice as long as single coat, at a fraction of the cost. This means that instead of painting your home again in 5 years, you will need to do it again in 9-10 years!

I have a wire fence with wood posts every four feet. A guy I know painted it. It took 4 gallons of stain but he can’t figure what to charge. I want to be fair, so any clue to a fair price? if I provided all materials stain and equipment and he did pressure wash the fence to prep it after 3 days he was half done, so on Sunday I was off work and painted the other half in 6 hrs using half of the 4 gallons.
In July of this year a ***** window screen was damaged and disposed while Prism House was painting our home. The owner agreed to replace the screen but they first tried making it themselves. Unfortunately however, this screen is so ill fitting and poorly made that it won't even stay in place without duck tape. The owner was made aware of the situation and agreed to order an exact replacement from *****. After no follow through by Prism House, I worked with ***** and then forwarded the order forms/information to them in earlier September. At this time, the owner said he would order the screen. No screen has been ordered and Prism House remains unresponsive. The second issue that I am looking to resolve is one of moisture bubbles that appeared on our side door - as soon as the exterior painting was considered complete. When You Screw Up Will you mess up a couple times? Definitely. More than a couple. I have messed up a lot of painting estimates. But every time we mess up (and we still do), we learn from those mistakes and never make the same mistakes twice. Screwing up and failing is how you learn. Be ready to make never-ending tweaks and adjustments to your estimates. There is no way to be in business and not screw up. Learn to embrace those failures, and learn from them. Hi Kim, we’re glad you like the site. You’ve asked a really good question. We recommend keeping a consistent pricing structure no matter what the area. Some painting contractors will try to raise their price if the area is very affluent, but if you have a consistent estimating system, the pricing should take care of itself. More affluent areas usually have larger houses, so your pricing is already going to be higher when considering the job size.
