In July of this year a ***** window screen was damaged and disposed while Prism House was painting our home. The owner agreed to replace the screen but they first tried making it themselves. Unfortunately however, this screen is so ill fitting and poorly made that it won't even stay in place without duck tape. The owner was made aware of the situation and agreed to order an exact replacement from *****. After no follow through by Prism House, I worked with ***** and then forwarded the order forms/information to them in earlier September. At this time, the owner said he would order the screen. No screen has been ordered and Prism House remains unresponsive. The second issue that I am looking to resolve is one of moisture bubbles that appeared on our side door - as soon as the exterior painting was considered complete. Hello, I am a project manager with Fields Construction Company based in Hoboken, NJ. We are in the process of compiling a list of bidders for a job we have been awarded in Stamford, CT. The building is a 648-unit apartment building on 5 floors over transfer slabs, with 11 buildings over 1 common shared parking garage and garage entrances on 2 street facades. It is a wood framed building that will feature a café, leasing area, fitness center and landscaped courtyard, among other elements. Hi Cory, one of the biggest problem painters have is not being able to sell their own value. Our prices are usually the highest YET we have the highest closing/sales rate. If you don’t sell the value of your paint job or educate the customer why your price is higher, your bid looks the same as someone who’s lowballing. The customer is not going to know much about the importance of prep or using good materials until you educate them. Then they will prefer your higher price, knowing that the quality in your work is higher.
So I have an odd question. Ive been painting for years but this is the first time I have run into this issue. I have a client who has some concrete block walls in his basement he wants painted. The issue is that the walls do not complete a room so there is no way to calculate the square footage as a footprint. However the total wall length is 140 feet by 8 feet high. So how do i calculate labor since I can’t determine the square footage of a room? Do I use the square footage of the surface area of the walls at 140 feet long X 8 feet high? And if so what do I charge per square foot for the surface area? Again this only labor, the client will be buying the block sealer/primer and paint. For a reference, if I was painting a 400 square foot room I would charge 2 dollars a square foot labor. So based off of what I charge using the square footage of the footprint of a room how do I determine what to charge when I cant calculate by the footprint of the room?
Hello I been reading your blog. Filled with great information thank you. I have a question. I have been doing projects for these people for some time. I do a lot of carpentry and painting. They want me to do their interior painting. 1 problem they are planing on retiring and selling the home. It is in great shape, but the wife wanted to paint every room in the 2100 sq foot home. They got a price of $14,000 from 1 painter. I spoke to them and told them the paint and walls for the most part are in good shape and they will not get the money back when they sell for painting. I recommended doing what really needs to be done. I know why did I talk them out of a good money job , I am honest thats why. Problem is the base molding being 8′ with quarter round on a wood floor throughout and all the window casings, doors and door casings need painting. Plus a wall over fireplace a full bedroom ceiling walls closet.Bathroom wall entry from garage room. but all base molding on lower floor and half on upper floor needs to be prep sanded and painted. I will be using epoxy to fill some areas and 2 doors need to come off and work in garage due to large cracks. How do I price such a job that is so spaced out? Please help me I am lost for a price and need the work but don’t want to give it away. Thank you jim

I know you dont do estimates, but my question is about the pricing market in the DC area as oppose to other regions. I painted mostly in the west where the cost of living is much cheaper. How will I compare pricing from there to here in the DC area where the cost of living is 3xs as high?

I think it best to measure walls and ceiling areas to be painted. Measuring the floor space only will not give you the actual wall square feet. A wall could be 8’. 10’ or more high. Measuring the floor only could cost you money. If I had a 10×10 x8 high room. Floor space is 100 sq feet but the wall would be 320 sq feet minus door, window and closet. Now if I had the same 10×10 room but 12 feet high. That would be 480 sq ft of wall minus window, door and closet. Using floor square feet of floor only would make your estimate inaccurate. I know some may disagree but that would be the correct way to measure a room for painting. Broomfield House Painting
Hi Jose I’m glad you like the blog. Unfortunately we don’t really do estimates for people. We offer advice (based on our own extensive experience with estimating) that can help guide you to a fair bid for both you and the homeowner. I don’t know what the price would be on your specific example, but I DO know that old wooden trimmed windows take a LONG time to prep and paint correctly. And I also know that going from a dark wood color to a white color can take 3 or 4 coats. Plus it depends if you’re switching finishes, oil to acrylic or vice versa, because you might need to apply a stain blocking primer before you even apply paint. Based on your example, I would estimate for extensive time on this job.
